What is Modelo 210, exactly?+

Modelo 210 is the Spanish tax return for non-resident property owners. You file it whether or not you rent the property: as imputed income (if it sits empty) or as actual rental income. Most foreign owners don't know they have to file it — until Hacienda sends a letter.

When is it due?+

For imputed income (no rental), it's due any time during the calendar year following the year being declared — by 31 December. For rental income, it's quarterly: 20 April, 20 July, 20 October, 20 January.

What happens if I haven't filed it for years?+

We can file the missing returns voluntarily before Hacienda contacts you. The penalties are dramatically lower for voluntary filings (recargo) than for filings made after a Hacienda notice (sanción). The first thing we do is calm the timeline.

How much will I owe?+

It depends on the cadastral value of the property and the autonomous community it sits in. For a typical Costa Blanca apartment with a cadastral value around €80,000, imputed-income tax usually lands at €150–300/year. We give you the exact number on the discovery call.

What's your fee?+

€95 per Modelo 210 return for one owner. Add €40 for a second owner on the same property. Discounted bundles for multiple back-years. The fixed fee includes the filing, the receipt, and a one-page explanation of what you owed and why.

Do I need to come to Spain?+

No. Everything is done remotely. You'll need a digital certificate or to sign a one-page power of attorney; we walk you through both.
