The problem

The system wasn’t built for you.

You’re about to make one of the biggest investments of your life in a country whose tax system you don’t fully understand.

You’ve been told different things by different people. Agents recommend advisors who work for them. And you can’t tell who’s actually on your side.

That’s exactly what this practice was built to fix.

Why Sarah

An advisor who knew the system from the inside — for two decades.

01

20 years inside Spain's Tax Administration

Two decades at SUMA handling real estate enforcement. The rules, the edge cases, the discretion — learned from the inside, not from a textbook.

02

Independent from any agent or developer

No commissions from the other side of the table. You pay the advisor, the advisor works for you. That’s the whole model.

03

End-to-end, in plain English

From NIE application to notary signing to annual Modelo 210 — one point of contact, one single coordinated workflow.

What we do

Four integrated services. One team.

The ecosystem

One client. Three lines. One coordinated journey.

A single client can move through Investment Advisory → Property Purchase → Property Management without ever leaving the group. That’s the competitive advantage in 30 seconds.

Frequently asked

Answered, before you ask.

Below, the five questions we hear most often from foreign buyers.

Do I need to be in Spain to work with Sarah?

+

No. Most of our clients start the process remotely — from the UK, Netherlands, Germany, France, the US. Sarah holds Spanish power of attorney on your behalf when needed.

What's the real cost of buying a property in Spain as a non-resident?

+

Roughly 11–14% on top of the purchase price: ITP or VAT, notary, registry, legal fees, and plusvalía. We give you the exact number in writing before you sign the arras.

Can I open a Spanish bank account without being a resident?

+

Yes. We handle the full setup with partner banks that accept non-residents, including the paperwork that trips most buyers.

What taxes will I pay as a foreign property owner?

+

Annually: Modelo 210 (non-resident tax) and IBI. If you rent, Modelo 210 quarterly plus income declaration. All managed in our Tax Advisory service.

How long does the buying process take?

+

Typically 6 to 10 weeks from arras to notary. We manage each milestone so you always know where you stand and what comes next.

The diagnostic flagged a Modelo 210 miscalculation that would have cost me €12,400 over three years. We renegotiated the purchase structure before signing the arras. Best €347 I have spent on this whole purchase.

After three years of overpaying because our gestoría copy-pasted the previous filing, Sarah filed a back-year correction and recovered €1,840 from Hacienda. Now she handles Modelo 210 every quarter — €95, plain English, no calls to chase.

I was ready to sign on what looked like a great buy-to-let. The 48-hour analysis showed the net yield was 2.3 %, not the 7 % the agent had promised. I walked away. Saved a €280,000 mistake.
